Welcome to RXR Glen Isle

The Glen Isle development will be a Smart Growth, mixed-use community located along the shores of Hempstead Harbor in
Glen Cove, Long Island.


Re-inventing Glen Cove…. With Full Public Access
RXR Glen Isle will transform a former Brownfield into a vibrant, active mixed-use waterfront community accessible to everyone. From the beginning, the primary planning goal has always been the return of the Glen Cove waterfront back to the PEOPLE. As a result, the development concept has been guided by the need to provide generous expanses of high quality public open space for residents and visitors to enjoy. This open space is made up of landscaped public parks, pedestrian plazas, walking and cycling paths, as well as a restored public beach alongside a reconstructed public boat ramp.

In addition to complete public access, RXR Glen Isle will offer multiple housing types which include condominiums, townhouses and lofts, all with the ability to take advantage of the range of amenities and services offered by the project’s planned luxury hotel and adjacent Ferry Terminal with service to and from Manhattan and other destinations. At the heart of the Glen Isle project is the mix of uses planned for the Cultural Arts District. In addition to a culinary and wine school and small multi-purpose performing arts theater, this area will be populated by quaint artists’ lofts, art galleries and perhaps a relocated Garvies Point Museum.

To complement the residential and cultural components, RXR Glen Isle will provide an additional mix of uses including office space, waterfront dining, convenience retail and other related uses for residents and visitors alike. It should be noted that the retail and commercial components of the Glen Isle development are designed to complement, not to compete with, the existing downtown.

The Glen Isle mixed-use development will serve as a national model for sustainable development and Brownfield reclamation. The time has come for Glen Cove to take the opportunity to realize the potential of its long neglected yet most valuable asset, its waterfront.

Public Amenities

The Glen Isle neighborhood will contain a number of public amenities and project features that complement the proposed land uses and provide benefits to the community of Glen Cove and the public as a whole. These include:

Nearly 20 Acres of Open Space – 35% of property will be publicly accessible Open Space

Public access to Glen Cove Creek and Hempstead Harbor
via public waterfront esplanade and boardwalk with
bench seating
Restoration of the existing public beach along Hempstead Harbor for public
Creation of a series of themed parks and ecological habitats to provide a true nature-oriented pedestrian experience
Restored wetland ecology and habitat, ecological education trail and ecological pier
New bicycle/pedestrian connector trails linking the downtown to the proposed promenade
Bicycle/pedestrian trail connectivity to the adjacent Garvies Point Preserve with possible extension to Morgan Park
New inter-modal transit connections, including ferry, intra-city shuttle, bus and other connections
A reconstructed boat ramp and boat trailer parking
for public use
A potential amphitheater for public use
Children’s Playground

RXR Glen Isle will not only transform Glen Cove’s waterfront, but will invigorate the entire City and improve the quality of life for all Glen Cove residents, combining economic sustainability with environmental sensitivity.

Out of Glen Isle, a neighborhood will be born and an entire City will benefit—the re-invention of the Gold Coast, to be enjoyed by all.
